Text von Immobilienanzeigen vs. veröffentlichte FHA-/§ 100.75-Faktoren für Vermieter und Makler

Methodology: FHA § 3604(c) · 24 CFR § 100.75 · human review

Paste your listing, agent, or social housing ad. Get a scored pre-check report — does the wording indicate a preference, limitation, or discrimination by race, color, religion, sex, national origin, familial status, or disability; a "no children / adults only" line; a "no pets" rule that sweeps in assistance animals; a religion- or ancestry-coded pitch; steering or "exclusive community" language — based on the Fair Housing Act (42 U.S.C. § 3604(c)) and HUD's advertising rule (24 CFR § 100.75). A heads-up, not a legal opinion.

1. What the engine owns

Severity-ranked findings from pasted housing-ad wording against heuristics derived from the Fair Housing Act (42 U.S.C. § 3604(c)), read with HUD’s discriminatory-advertising rule (24 CFR § 100.75) and steering prohibition (24 CFR § 100.70). The federal seven protected bases come from 42 U.S.C. § 3602: race, color, religion, sex, national origin, familial status, and disability. Check families: protected-class preference (“no / ideal for / restricted to / won’t rent to [group]”); familial status (“no children,” “adults only,” couple-coded copy); disability (ability screens, or a “no pets” rule with no service / assistance-animal carve-out); religion / national origin (faith- or ancestry-coded descriptors); steering / exclusivity (“exclusive community,” “people like you,” coded “safe / desirable”); and a missing Equal Housing Opportunity notice. Signals are matched as whole phrases, so a neutral “spacious two-bedroom, all applicants welcome, Equal Housing Opportunity” listing is not flagged, and “no pets — service and assistance animals welcome” is not scored as a disability screen. Scores dock per HIGH / MEDIUM / LOW finding; claims-context advisories never dock. The rule snapshot is dated by the engine version — it is not synced with HUD or agency pages in real time. Demo is labelled Rule-based — never silent mock.

2. What optional AI may do

Explain or polish findings when a key is configured. Upstream failure returns 502. No invented findings, no quotes from copy you did not paste, and no intent, platform-targeting, rendered-logo, or occupancy-code check that the engine did not run.

3. What you must do

  • Review findings against your own listing, targeting, and jurisdiction — only you know how an ad is served, how it renders, and what local fair-housing law adds.
  • Apply fixes in your own listings and ads — FairHousingAdPrecheck never publishes or connects to a listing platform or CRM.
  • Treat output as decision-support, not a fair-housing certification or legal advice.

4. What we deliberately do not do

  • Discriminatory-intent checks, platform-targeting lookups, or verification of how an Equal Housing Opportunity logo renders — those facts live outside the pasted text.
  • Continuous monitoring of live listing pages or automated publishing.
  • Compliance probabilities or enforcement-prediction numbers — outside HUD, DOJ, and state / local agencies nobody can compute what they will decide.
  • Legal review — the § 3604(c) / § 100.75 checks read wording patterns, not your full obligations. State and local fair-housing regimes appear as labeled advisories only; regulated campaigns need a qualified professional.

Heuristic pre-check — not a fair-housing certification or legal advice. No intent, platform-targeting, rendered-logo, or enforcement verification performed. Sexual orientation and gender identity fall under HUD’s reading of “sex,” and state / local law may add protected classes — advisories, not quoted. 16 CFR Part 310 is the Telemarketing Sales Rule, not the fair-housing standard.
